Class 10 Domestic shed questions, answered

What is a Class 10a shed?
Class 10a is the Building Code of Australia classification for non-habitable domestic structures — sheds, garages, carports, garden buildings. They're built to a different (lighter) code than Class 1a houses, can't legally be used for permanent habitation, and trigger their own approval pathway under the local planning scheme. Almost every residential shed in Australia is Class 10a.
When do I need Class 10a approval in Queensland?
Approval is required as soon as your shed exceeds ANY of three thresholds: larger than 10m² in floor area, taller than 2.4m, or longer than 5m on any side. Practically, almost every useful shed (anything that fits a vehicle or a workshop) hits at least one. Stockman handles the entire approval process — application, certifier inspection, overlay checks — as part of the build.
Can I live in a Class 10a shed?
Legally, no — Class 10a is non-habitable by definition. Living in one is a planning breach and usually voids your insurance. If you want to live in a shed (a 'shed home' or 'shouse'), it needs to be built or converted to Class 1a, which means full building code compliance: insulation, glazing, smoke alarms, dedicated wet areas, fire-rated wall systems where applicable. Stockman builds Class 1a-compliant sheds when that's what you need.
Can I run a business out of a Class 10a shed?
Light home-business activity is usually fine (storage, hobby workshop, an office). Running customer-facing operations or commercial machinery from a domestic Class 10a shed can cross into Class 7a/7b/8 territory and may trigger a Material Change of Use under the planning scheme. Worth checking with the local council before signing off on a use case that goes beyond domestic.
What's the difference between Class 10a, Class 1a and Class 7?
Class 10a is non-habitable domestic — most residential sheds and garages. Class 1a is habitable domestic — houses, granny flats, shed homes. Class 7a is a commercial carpark; 7b is commercial storage/warehouse; Class 8 is industrial production. The main difference is the building code each is built to and what the structure can legally be used for. Stockman builds across all classes.
