What's the difference between commercial and industrial sheds?
Commercial sheds (Class 7a/7b) are built for storage, warehousing or low-impact business use. Industrial sheds (Class 8) are built for production, manufacturing or fabrication — typically with heavier slabs, larger doors for trucks, and stricter fire-rating requirements. Industrial sheds also tend to need a Material Change of Use under the planning scheme that commercial sheds don't always trigger.
How much does an industrial shed cost in 2026?
Most Stockman industrial sheds run $150,000 to $500,000+. A small fabrication workshop at 18m × 12m × 6m sits around $150,000–$220,000; a mid-range 24m × 18m × 7m manufacturing shed runs $250,000–$380,000; large 36m+ industrial buildings with office bays push past $500,000. Slab spec and clear span drive cost more than overall footprint.
What slab spec does an industrial shed need?
Industrial slabs typically run 32 MPa concrete or higher (vs 25 MPa residential) with reinforcement matched to the equipment loads. Forklift use needs at least 150mm thickness with two-layer mesh; heavy machinery anchored to the slab needs engineered pad footings. If you're running a wash bay or chemical handling, add a polymer floor coating and bunded drainage. Stockman engineers every industrial slab to the specific use case.
How long does an industrial shed take to build?
Allow around 6 months from initial quote through to a finished, handed-over industrial shed. That covers design, engineering, council approval, manufacturing, slab and on-site construction. Class 8 industrial approvals, Material Change of Use applications and fire engineering reports can extend the timeline; we set realistic dates at quote stage based on your specific scope.
